Q:  Will our listing be on the Multiple Listing Service (MLS)?

Most definitely!  Any agent who does not place your home on MLS is doing you a huge disservice.  There are over 43,000 real estate agents in the Greater Phoenix Metropolitan area.  An MLS listing is crucial to reach as many of them as possible.  If you are not on MLS your property will not be displayed on any of the hundreds of real estate web sites.

Q:  If we list with you, will our home be on the internet?

Absolutely!  All yard signs, promotional material including flyers, business cards, magazine and newspaper advertisements and other internet advertising all prominently feature our website address.  Your home is featured on Realtor.com as well as Living Choices.com, KellerWilliamsRealty.com, Realestatehorizons.com just to name a few of the locations giving great exposure to your listing.  Did you know that over 70% of homebuyers used the internet when starting their home search process?

Q:  Tell us about your marketing plan?

  In our technology-savvy society an internet presence is critical to reach today's consumer.  In addition to the websites listed above we aggressively market to the local community using newspaper, magazine and mass mailings.  Another important link is our marketing to the agent community.  Remember there are over 43,000 agents that we want to think of us first when preparing to show properties to their buyers.

 Q:  How do I make my home “show ready”?

The Real Estate Horizons team will guide you in all aspects of showing your home.  We will help you to work with what you already have to help your home look it’s very best.  We also offer “staging” of vacant homes to give them a model home appearance.  This is always complimentary to our clients.

Q:  Why should I use a team vs. a single agent?

Times have changed.  No one agent can be everywhere at the same time.  Our team of professionals make sure your listing receives the attention it deserves.  Also, most agents are either great at people skills or great at paperwork.  Rarely will they excel at both.  Today's real estate marketplace demands that the agent possess all of these skills.

Q:  I heard that there are limited service agents who charge less.  Why shouldn't I hire the cheapest agent?

Sellers don't need an agent just to sell their house.  They need an agent to sell their house for top dollar!  If your property would sell for the same price no matter who sells it - it probably would be in your best interest to sell the home yourself.  In that case, why pay an agent?

The fact of the matter is we can sell your home for more.  We are experts at pricing the property (using a specific analysis prior to even looking for "comps" and experts at creating the greatest amount of exposure for your property.

Unfortunately, there are many agents who need the deal (sometimes more than you do).  The weakest negotiator in any transaction is the one who has to have the deal.  We are in the fortunate position of having enough clients that any one deal won't make us or break us.  Therefore the negotiations are really about getting you the most money for your home.  Period.  If the offer doesn't make sense, you can count on us to tell you so.

Even at contract presentation, we aren't like the others.  We don't permit other agents to pressure you into a rash decision.  We will present the contract to you alone, unless you specifically request the buyers' agent to be present.  This practice (especially when there are multiple offers) generates significantly more dollars for our sellers.
